I don't know if you have ever watched those reality shows where people hoard in excess and it takes months or years to clear their homes to a hygienic and liveable state. I am always amazed at how people can let their homes get into such a state. Obviously this is an extreme, but surprisingly some people show their homes to prospective buyers in a terrible mess and are surprised when they show no interest in buying.
All it takes is a little effort to tidy the home, clean it up and clear the clutter. This incurs little or no cost. A house that is clean and tidy is attractive and appealing. A few extra Rands spent on a few well placed co-ordinating extras will help to make the property seem spacious.
Another area to focus on is the entrance, which creates the first and final impression. Clean or paint the front door if it needs it. Make sure that the knocker or doorbell works properly. Prettify the entrance by placing some plant pots on either side of the front door and fill them with shrubbery or flowers.
Despite our emotional links to our home, when we decide to sell, we need to be objective. We generally tend to tolerate imperfections in the home or have grown accustomed to living with them. However a potential buyer sees the home through different eyes. During this stage of the prospecting process, they are usually indifferent. This is the reason why so many people value their homes above the market value. Your home is only worth what people are prepared to offer.
Stick to the basics and clear the clutter to sell your home. Contact us to provide you with a property inspection that can alert you to potential buying flaws so that you can rectify them long before show day.
